Sioux City Groundbreaking

David Podein and Matthew Holtz of Haber Law, along with local Iowa counsel, Jeff Johnson of Crary Huff, represented Mandich Group and Cold Link Logistics in a $38 million construction loan transaction from MetLife. Additionally, they worked on the negotiation of AIA design-build agreements between the client and Tippman Group to design and construct the project. Haber Law also handled the site acquisition and development agreements with the local government to make this project happen. The city sold approximately 40 acres of the 27 Flags industrial site to Cold-Link Logistics at a discounted rate and will provide property tax rebates on new incremental taxes generated by the facility for seven years.

We helped the client acquire the land, secure the equity and debt (loan) for the project, negotiate the construction loan documents, negotiate the design-build AIA construction documents, and related development agreements for this project. This demonstrates the strength and cross-discipline skills of our real estate team. Haber Law led the legal team that involved local Iowa counsel, Delaware corporate counsel, and special tax counsel.
